Identify the retained feature as an assembly
Record the ceiling, cornice, mouldings and adjoining wall areas on the plan. A decorative edge may connect to construction beyond its visible face. Do not assume that a plain section can be separated from an ornamental section simply by drawing a line through it.

Bring services into the same discussion
A new light, duct or other installation can affect the ceiling even where the renovation begins at floor level. Ask the responsible designer and trades to identify those requirements before agreeing the ordinary strip-out. An unresolved services route should remain an open decision rather than become an improvised opening.
If the property has applicable heritage requirements, the owner and professionals must resolve those separately. Decorative appearance alone does not establish a building's legal status.
Illustrative room renewal
Imagine retaining a corniced ceiling while changing built-in cupboards and selected wall finishes. The assessment needs the cupboard-to-cornice junction and the wall layers defined. A second design adding a new ceiling service route requires a further specialist decision, even if the cupboard removal stays the same.
