Define what retained shell means for this house

Identify the structure, stairs, exterior construction and other elements the design retains. Then name the interior finishes, fixed fittings and assessed non-structural assemblies that leave. A phrase such as back to framing is incomplete unless the actual layers and retained elements are specified.

The interior-demolition service is distinct from house demolition. Removing a building and stripping its interior create different starting points for construction.

Follow the shared edges

A kitchen wall may connect to a ceiling continuing into a retained room. Flooring can run beneath a cupboard or through several doorways. List those transitions so the next contractor knows where removal stops and repair or new installation begins.

Retained stairs deserve their own boundary on each floor. Their presence in the work area does not authorise alteration, removal or temporary-support work. The responsible professionals define those decisions.

Compare complete exposure with retained rooms

One design might remove specified finishes throughout the house for a coordinated rebuild. Another might retain an updated bathroom and front room while changing the rest. The second plan needs explicit retained-room interfaces; it should not use the same blanket note as the first.

Agree the next construction step

The receiving builder identifies inspections, repairs, new services and reconstruction after strip-out. An exposed interior is not an occupation-ready house. The project team determines access and living arrangements; the removal plan does not promise that residents can stay.
