Start with the source of moisture

Removing a stained finish does not by itself repair a leak or other moisture problem. Health Canada explains that mould can return unless the moisture cause is resolved. Gather existing leak reports, repair history and safely obtained observations for a qualified professional. Avoid opening a cavity to investigate suspected contamination yourself.

Ask for an assessment before assigning removal

The professional should establish what investigation and remediation are appropriate for the actual condition. Make clear which rooms and proposed finishes are involved. Health Canada recommends professional help for large mould problems and when the moisture source or corrective action is unclear. A general demolition estimate should not be treated as a mould remediation plan.

Name the separate responsibilities

Identify who addresses the moisture source, who handles any specialist remediation, and who undertakes the agreed ordinary removal. These may be different appointments. Agree what permits rebuilding

Ask the responsible specialists and following trade how completion and readiness will be established. Keep their records with the scope, including unresolved causes or inaccessible areas.
