Terms such as white box or shell need a written physical description. They do not establish a universal demolition specification or a promise that retention will improve letting.
Keep useful uncertainty visible
A former office might have a serviceable staff room but a reception counter tied to the outgoing business. The landlord may choose to remove the counter while leaving the staff room decision open. Record that hold clearly so it is not mistaken for incomplete work.
Ownership, lease obligations and leasing strategy belong to the authorised property parties. The retail fixture ownership schedule helps distinguish permission from the practical removal choice.
Illustrative vacant-unit plan
Imagine a unit with front display joinery, two rear rooms and a retained washroom. The initial plan marks the display joinery for assessment, keeps the washroom and holds the rear rooms pending a tenant layout. A later incoming tenant may retain both rooms or need them removed.
That second decision creates a later scope; it should not be disguised as work already included. This illustrative example is not a Clearpath project or leasing recommendation.
Separate demolition from speculative construction
New finishes, replacement lighting, repairs and base-building service changes require their own providers and specifications. Removing obsolete fit-out does not by itself produce a finished lettable interior.
