Compare against one business layout

Describe the rooms, circulation and support spaces the business needs, then compare each property with that same requirement. Otherwise a neat existing fit-out can look more useful than it is, while an open interior can conceal substantial new construction needs.

This is scope-selection guidance, not leasing, investment or feasibility advice. Access and authority to investigate belong with the property parties and their advisers. Viewing a property does not authorise destructive investigation or demolition.

Illustrative premises A: useful rooms, obstructing reception

Consider an office with suitable workrooms and a staff area, but a large fixed reception counter across the intended customer route. The early removal comparison identifies the counter and its finish footprints while retaining the useful rooms.

Open questions include the counter's connections, actual floor condition beneath it and the landlord's retention instructions. The office strip-out service provides the relevant assessment route once authorised access is available.

Illustrative premises B: open shop, missing support rooms

A second property has an open sales floor and attached displays but lacks the rooms the business needs. Removing the displays may be straightforward to describe, yet new offices and services remain a construction question. Do not treat the smaller demolition list as proof that the whole project is simpler or better value.

Both examples are illustrative and unpriced. Neither is a Clearpath project or a recommendation to take a lease.

Separate observations from conclusions

Record what is visible and what the landlord or designer has confirmed. Mark unknown layers, structure and systems as unknown. Use the assessment-visit guide to plan the next authorised inspection.

Once a property and incoming layout are established, the retail retention guide gives a more detailed fit-out comparison.

Request assessment of a defined option

Discuss the premises with Clearpath with the intended use, location, authorised access contact and retained elements. The enquiry can then focus on ordinary removals without pretending to settle the entire property decision.
