Compare three access packages
| Retrofit requirement | Interior removal to define | What stays separately assigned |
|---|---|---|
| Local installation access | Precisely located finish openings | Service design and installation |
| Continuous route | Agreed wall or ceiling strips | System preparation and support requirements |
| Retrofit within wider refurbishment | Coordinated room and finish removals | New fit-out, services and final assembly reinstatement |
The table compares planning options, not methods for opening a live building. Existing systems and unknown materials need the appropriate assessment and preparation.
Let the receiving trades define useful exposure
An opening should correspond to a stated installation or investigation need. Ask which surfaces must be visible, what can remain and whether the work affects adjoining rooms. A ceiling area that appears convenient from below may not provide the route the designer needs.
Use investigation openings versus strip-out where the project still needs information before settling its design. Investigation is a different purpose from clearing a known installation route.
Illustrative ceiling-route comparison
Consider an office that retains its meeting rooms while a reviewed service route crosses the open work area. The removal plan identifies specified ceiling components and the boundaries at retained rooms. A wider refurbishment option also changes partitions and finishes, creating a larger ordinary removal package.
The second option should not be assumed merely because the services are being upgraded. Neither example implies Clearpath installs HVAC or electrical systems or certifies their performance.
Agree the work after removal
The project team allocates repairs, reinstatement, firestopping, new ceiling construction and inspection. Removing a finish does not certify the completed assembly or establish energy savings from the retrofit.
Building management and the responsible professionals determine any continued-use arrangements. The commercial strip-out service can assess the ordinary removal contribution within those decisions.
Bring the route information to Clearpath
Request an assessment with the affected areas, design lead and receiving trades' access requirements. Identify which routes are resolved and which remain investigative. For a shared apartment pipe programme, use the more specific riser-renewal guide.
