Start after the feasibility decision
The responsible team determines whether conversion is permitted and viable, and designs the structure, services, circulation and new dwellings. Clearpath's commercial strip-out service does not provide turnkey conversion, financing advice or municipal eligibility assessment.
The ordinary removal enquiry should name the existing partitions, ceilings, fixed fittings and finishes affected by that reviewed design. Unresolved building changes remain separate.
Illustrative retained-shell comparison
| Former commercial element | Future-layout question | Removal contribution |
|---|---|---|
| Office room divisions | Do they conflict with proposed dwellings? | Specified assessed non-structural partitions |
| Shop counters and displays | Are any useful to the new arrangement? | Agreed fixed fit-out after owner decisions |
| Continuous ceilings and flooring | What does the new design need exposed? | Defined finish and layer limits |
| Building-service interfaces | Which access is required by responsible trades? | Ordinary openings only where separately defined |
This is an illustrative planning comparison, not a conversion design or Clearpath project record. It does not imply specialist high-rise equipment or large-project procurement credentials.
Connect removals to the new room plan
The former commercial grid may not align with the new dwellings. A removed office partition can leave a footprint across a future room, while a retained building column or riser remains fixed. The receiving builder should identify those interfaces and the condition required after ordinary removal.
Do not call the stripped shell ready for homes. New separations, services, inspections, repairs and finishes remain construction responsibilities.
Separate this from other conversion questions
The office-to-retail comparison changes commercial fit-out without creating homes. The house-to-dwellings guide starts with residential rooms and different retention choices. This guide follows the former commercial interior into a separately designed residential scheme.
Request the bounded strip-out assessment
Discuss the proposal with Clearpath with the current commercial layout, reviewed future plan and design lead. Identify retained building elements and specialist decisions still outstanding. Clearpath can assess its ordinary removal contribution without certifying the wider conversion or taking over the new construction.
